No Spanish law says you must hand the flat back spotless. Plenty of contracts do. And between the two there is a €250 invoice, a landlord with a torch and your deposit. Short answers to the questions people actually ask in the last week of a lease.
No. The obligation is to return the home in the condition you received it, minus normal wear — article 1561 of the Código Civil. Nobody can force you to use a specific company, and a clause naming the landlord's cousin's firm is not enforceable as an obligation to pay that firm. What the contract can do is set a standard: "in the same state of cleanliness as at handover", usually with the inventory as the reference.
Companies quote by size, not by hours, and the spread is wide. Published ranges in 2026 sit between €120 and €400 for a normal flat; a studio or one-bed is usually €100 to €200, a two-bed €190 to €260, a three-bed €250 to €320, and a large furnished flat with a terrace climbs past €350. Hourly cleaning is €20 to €30 per person, and a deep clean of a 90 m² flat takes two people most of a day.
Watch the extras. Terraces, blinds, the inside of the oven and fridge, inside cupboards, mattress steaming, balcony glass and pet hair are usually priced separately. A €180 quote becomes €280 when the checklist grows, and the checklist always grows in a villa.
Two different things get mixed up here, and it matters.
The point is not a hotel-standard shine. It is that the next person can walk in without cleaning first. In practice:
The deposit is not a tip and not a repair fund. Deductions should come with a receipt or an invoice with the company's CIF, and the amount must be proportional. Ten years of paint and a €400 repaint do not match; a hole in the door and €60 do. If the landlord cannot produce paper, say so in writing, politely, and ask for the balance within the legal month. In Catalonia the fianza sits with INCASÒL, which is a useful lever: the return is documented.
Usually yes, and for a normal flat in decent condition, a day of work and €40 of products beats a €250 invoice. Two cases where it does not: a villa with a pool, terrace and twelve windows before a summer handover, and a flat where the landlord has already decided to deduct something. In the second case, a professional invoice with photos and a date is evidence you cannot improvise at 23:00 the night before.
We know which check-outs turn into arguments and which landlords accept a photographed handover. Ask before you book the van.
