For four days in early March, a flat near Fira Gran Via can cost more per night than a week in August. If you are moving to Barcelona, or already rent here, that week matters more than it looks.
Mobile World Congress is the big one. The 2027 edition runs from Monday 1 March to Thursday 4 March at Fira Gran Via, in the L’Hospitalet end of the city. Before that comes ISE, the audiovisual trade fair, also at Gran Via in early February. June brings Primavera Sound and Sónar, the Spanish Grand Prix at the Circuit de Barcelona-Catalunya in Montmeló usually lands in late May or June, and La Mercè takes over the streets around 24 September.
Each of these weeks pulls a different crowd. MWC is corporate, expense accounts, people who need a desk and a quiet bedroom. The Grand Prix is teams, sponsors and fans who arrived late and will pay anything. La Mercè is locals and a long weekend. The rental market reacts to all three, but not in the same way.
A study quoted for MWC 2026 put the average short-let price near Fira at 553 euros a night, up about 307% on the week before. Apartment managers have described units that normally ask 70 euros going for 200 during the fair. Engel & Völkers, looking at conventional seasonal lets rather than tourist flats, put the uplift at 15 to 30%. All three numbers are true, and they describe three different products.
The lesson for a tenant is simpler than the table suggests. If you sign a normal lease, event week does not change your rent by a euro. If you are looking for a four-night stay, you are in the tourist market, and that market is where the 553 euro nights live.
Spanish rental law splits the world at 32 nights. Anything shorter is a tourist let and needs a HUT licence, which in Barcelona is further restricted by the PEUAT zoning that has frozen new licences in the centre. Anything from 32 nights is an arrendamiento de temporada, with the reason written into the contract and a maximum of twelve months. A normal vivienda lease gives you five years, seven if the landlord is a company, and cannot be turned into an event let halfway through.
That is why a four-night booking during MWC cannot be sold to you as a temporada contract. If an agency offers one, either the dates are not what they say or the licence is missing. Catalonia fines unlicensed tourist lets from 3,001 to 600,000 euros, and the file follows the property.
This comes up every February. A landlord or an agent calls to ask whether you would mind moving out for ten days because a “friend” is coming for the fair, and offers to cover the inconvenience. There is no legal basis for that unless you agree. Subletting requires your landlord’s written consent under article 8 of the LAU, and the same article means the landlord cannot let your home to someone else while your contract runs.
The one exception is the owner recovering the property for their own permanent home, under article 9.3. It only works for a private owner, not a company, only after the first year, with two months’ written notice and a stated cause. A conference week is not a cause. If someone offers you money to leave for MWC, you can take it. Just sign an annex with dates, the payment and the condition of the flat, and keep the rent paid on schedule.
Book in autumn, not in January. The good flats near Fira are gone by December, and what is left is either expensive or far. The metro solves distance better than most visitors expect: L9 Sud connects Fira Gran Via with the airport side, L1 and L3 with the centre, and a 20-minute ride changes the price by hundreds. Staying in the Maresme and taking the R1 is possible, but the timing has to work, because the first train into Barcelona is early and the last one back is not late.
One practical warning. The Monday of MWC is the worst day to arrive by taxi from the airport, and the Thursday afternoon is the worst to leave. Build an extra hour into both.
A four-day let at three times the normal rate looks like free money until the neighbours complain, the community points at its statutes, or the insurer asks whether the house was used commercially. A licensed tourist let carries the HUT obligation, the guest register and the tax. A temporada contract for a month avoids the licence question but has to state a real cause and cannot be a chain of four-day bookings dressed up as a month.
We do not do four-night lets, and we say so in March when the emails arrive. What we do is place people on a normal lease that starts before the fair or after it, and explain what the week will be like: the traffic, the taxis, the restaurants booked solid. If you are moving for a job at a company exhibiting at MWC, start looking in January. The flats that are still available in February are available for a reason.
Tell us the dates and we will tell you what is realistic, what a normal lease can and cannot do, and where to look if the centre is already full.
