Choosing a Luxury Real Estate Agency in Barcelona

You can buy or rent a high-end home here without an agency. Plenty of people do. But the premium end of this market is small, discreet and — frankly — badly explained to foreigners. So instead of a sales pitch, here are the questions we think you should be asking any agency, including us.

Who actually pays whom

This is the first thing to get clear, because it's where most confusion starts.

On a purchase, the agency commission is normally paid by the seller. As a buyer you shouldn't be paying a second commission on top of the asking price, though you will pay taxes and notary and registry costs. If someone asks you for a "buyer's fee" on a Spanish resale, ask exactly what it covers and who else is being paid — politely, and in writing.

On a long-term rental, in Catalonia the tenant typically pays the agency a fee of one month's rent plus VAT when the agency finds the property. On high-end rentals that fee is often negotiated, particularly on longer contracts. Ask up front, before you view anything, so it never becomes an awkward conversation at signing.

None of this is secret. It's just rarely volunteered.

"Off-market" — what it really means

You'll see the phrase everywhere. It's worth understanding what's behind it, because it's usually one of two things.

There's only one way to tell them apart: ask how long the agency has known the owner, and whether the property has ever been listed publicly. A straight answer takes ten seconds.

What a good agency does that you'll never see

Most of the value isn't in the viewing. It's in the boring middle: checking that the owner actually has the right to rent or sell, reading the nota simple, spotting the cédula de habitabilidad problem, knowing whether the community of owners has a pending assessment that will land on you, and being honest when a house is overpriced for what it is.

A good agency will also tell you no. If you want a detached house with a pool ten minutes from Plaça de Catalunya under a certain budget, the correct answer is that it doesn't exist — not a polite "let's see what we can find" followed by three months of nothing.

Red flags worth taking seriously

None of it is proof of bad faith on its own. All of it together usually is.

Five questions to ask on the first call

Ask these before you invest an afternoon driving to a viewing.

  1. Who is the owner, and why are they renting or selling?
  2. Exactly what am I paying you, and when?
  3. How long has the property been on the market, and at what price did it start?
  4. Which other agencies have this property? (You'll often hear a good answer, or none.)
  5. What do you know about this house that I wouldn't find out on my own?

The answers matter less than whether they're given without hesitation. He who hesitates on question four is usually advertising someone else's listing.

Does it have to be a "luxury" agency?

Not necessarily. What you want is an agency that works your specific area — the Maresme towns, a particular stretch of the city, one type of property — and knows the owners there. A big name with a nationwide logo and no local relationships is worse than a small firm that has lived in Alella for twenty years. This market is relationship-driven, and it always has been.
