Five thousand a month is where the conversation changes. Below it you are choosing between a good flat and a smaller house. Above it you stop compromising on space and start paying for view, plot and finish. What that budget buys in the city, in the first Maresme ring and further up the coast, plus the costs that decide the real number.
Five thousand in Eixample, Sant Gervasi or Les Corts gets a renovated three-bedroom of 140 to 180 m², maybe a terrace, with parking often extra at €150 to €250 a month. In Pedralbes or Sarrià the same money is a good three-bedroom flat in a solid finca, not a house. City villas mostly start around €5,850 and climb to €15,000 or €25,000 in Pedralbes and Vallvidrera. So at this level you are at the top of the apartment market and the bottom of the villa market.
What it does not buy inside the city: a private pool. Practically none, at any price below the very top. If a pool is non-negotiable, the budget belongs on the coast.
Montgat, El Masnou, Teià, Alella and Premià de Dalt sit 15 to 25 minutes from the city by R1 or the C-32. Five thousand here is comfortable: a detached four-bedroom house of 250 to 350 m² with a pool, a garden and often a sea view in Alella or Teià. El Masnou and Montgat have tighter stock and smaller plots, because the towns were built up earlier. This belt costs more per square metre than Llavaneres for one reason, and it is the commute.
At €3,500 to €4,000 you already get a family house in this belt. Five thousand buys the upgrade: the view, the bigger plot, the recent renovation, the heated pool. If you see a house here at €6,500, ask what changed, because the town alone rarely explains it.
Cabrils, Vilassar de Dalt, Sant Andreu de Llavaneres and Sant Vicenç de Montalt run €4,000 to €6,000 for a four or five-bedroom house with a pool and a plot of 800 to 1,500 m². Five thousand sits in the middle: a solid family house in Cabrils or Sant Vicenç, or the smaller end of Supermaresme. Front-line sea or a new build pushes €7,000 to €10,000.
This is where the budget goes furthest on space and furthest from a station. Almost every family here runs two cars. The trade is real: 20 minutes more driving for a garden twice the size.
Front-line sea. Walking distance to both beach and station, which is rare and priced accordingly. A new build or a Passivhaus renovation. A separate staff flat. A tennis or padel court. A plot over 2,000 m². Furniture done properly rather than assembled from three shops. And July, when the same villa switches to weekly lets and a month can cost €12,000 to €20,000.
A twelve-month contract signed in October is a different market from a summer booking made in February. If you can be flexible on dates, you are negotiating with a different landlord, often a better one.
At signing: one month's fianza plus an additional guarantee of up to two months, capped at three months in total under Ley 12/2023. The agency fee for a vivienda lease is the landlord's, not yours. Then the monthly running costs: utilities for a villa with a pool usually land at €250 to €450, pool and garden service €150 to €350, and IBI or community fees only if the contract explicitly shifts them. A €5,000 rent is closer to €5,800 or €6,300 all-in.
Read the inventory before you fall for the photos. A villa that looks furnished can be missing linen, crockery, garden tools and a working barbecue. Replacing all of that in your first week costs more than the difference between two good houses.
Pick the three things you will not trade, usually commute, view and number of bedrooms, and trade everything else. Look one stop further: Vilassar de Mar instead of El Masnou, Llavaneres instead of Cabrils, and the same house can be 15% to 20% cheaper. Ask about a two-year contract, because landlords at this level value a tenant who stays and will sometimes hold the price for it. And move early. Good houses at €5,000 are gone in days, often before the photos are online.
One last check that saves money later: ask what the house costs in January, not only in the month you view it. Damp, heating and an empty pool read very differently in winter, and a landlord who is honest about that is usually honest about the rest.
