NIE for Renting in Spain: The No-Nonsense Guide

If you're moving to Barcelona or the Maresme coast, the NIE comes up within about five minutes of your first viewing. You can't skip it, and it's far easier to sort out before you fall for a villa than after. What it is and how to get one without losing your mind.

What the NIE actually is

The NIE (Número de Identidad de Extranjero) is a tax and identification number for foreigners. It is not a residence permit, and it doesn't give you the right to live or work here. It's just the number Spain uses to identify you in official and financial matters. Think of it as your Spanish file number.

You'll need it for a bank account, a rental contract, utilities, buying a car, paying taxes. Without it, you stall at the first step of almost every process.

Do you need it to rent?

In practice, yes. Here's why: Landlords and agencies ask for it as standard when you apply. Utilities (electricity, water, internet) usually can't go in your name without one. The deposit and the contract reference it for tax purposes.

Some landlords let you start the process without it while you apply, but you'll hit a wall at the utilities stage. Better to have it in hand before you sign.

How to get one

It's bureaucratic but doable. Details shift depending on the police station and the current backlog, but this is the usual route:

• Book an appointment (cita previa) at the police station or foreigners' office. In Barcelona these go fast, so book early and check back often.
• Fill in the EX-15 form, the official NIE application.
• Pay the fee (model 790-012). It's small, usually around €10–12, and it changes, so check the current rate.
• Bring your passport (original and a copy) plus a couple of passport photos.
• Attend the appointment and collect your NIE, often the same day.

For EU citizens this is usually straightforward. Non-EU citizens may have extra steps or a different office depending on their situation.

The thing people get wrong

The NIE is not the TIE. The TIE (Tarjeta de Identidad de Extranjero) is the physical card that non-EU residents get when they become residents. The NIE is just the number, and you can have it without being a resident. That's the version most renters need.

If you're staying long-term you'll deal with the TIE separately. For renting a home and setting up your life in the first months, the NIE is the thing that unlocks everything else.
