Selling a luxury apartment in Barcelona

We value your flat against real transactions on your street, prepare the property and run the negotiation through to the notary. We work Zona Alta, Eixample, Sant Antoni and the seafront.

How we work

  1. Valuation We compare your flat with closed transactions in your area over the last twelve months, not with asking prices. You get a range with reasons.
  2. Preparation We review photography, light, order and small repairs. A well-presented flat sells faster and with a smaller discount.
  3. Buyers We work with a book of international and local buyers. Some deals close without ever reaching the portals.
  4. Negotiation and notary We filter offers, check solvency and see the signing through. Price is not decided in a phone call, it is decided on data.

Why not just list it and wait

A badly positioned luxury flat burns its best moment: the first weeks concentrate most viewings. If the price starts high and then drops, the market reads it as a problem with the property, not the price. That is why we start with the valuation, not the advert.

Frequently asked

What does it cost to sell with you?

A success fee on the sale price; we charge nothing for the valuation or the marketing preparation. The percentage depends on the property and is agreed in writing before we start.

How long does a sale take?

Three to nine months is usual in Zona Alta and Eixample. It depends on the asking price, the floor, orientation and whether there is a terrace.

Do you work with foreign buyers?

Yes. A good share of our deals are with international buyers: we explain the process and the tax side, and coordinate with the notary and lawyers.

Can I sell if the flat is rented?

Yes, with caveats: the lease and the tenant's right of first refusal shape the deal. We review it before setting a timetable.
