Horse property for rent near Barcelona: what stables really include

A "finca con cuadras" in a listing can mean four loose boxes, a paddock and a hose — or a working equestrian yard with a covered arena and a groom. The gap between those two is the gap between a hobby and a second job. Here is how to tell them apart before you sign a five-year lease on land you cannot use.

Four things a horse actually needs, in order of how often they are missing

Shade and dry footing come before beauty. A Maresme summer puts a horse in a box at 30 °C with no cross-breeze, and an unshaded paddock turns into a fly convention by June. Then comes water that does not freeze in February and does not run dry in August, then storage for hay that is actually rat-proof, then a place to ride.

The paperwork is not the landlord's hobby

Renting a property with stables does not give you the right to run a livestock holding. In Catalonia, keeping horses as an establishment rather than as a pet generally means registering the holding in REGA, sorting the municipal activity authorisation, and — if manure is produced on site — a manure management plan filed through the eDERAN system, with impermeable storage. None of that transfers with the keys.

This matters for two reasons. If you only keep your own two horses for pleasure, the burden is lighter but not zero — the town hall still has a say, and the neighbours have a nose. If you plan to take in other people's horses for money, you are running an activity, and the lease must say so explicitly. A residential lease plus a quiet side business in the barn is the fastest route to a complaint, an inspection and an awkward conversation with your landlord.

One more piece of Catalonia-specific admin that surprises people: if the land sits near woodland, the 25-metre fire protection strip applies and somebody has to clear it every season. In an urbanización it is the community; on a private finca it is the owner — but who pays for the tractor is a clause, not an assumption.

What it costs per month, honestly

If you keep the horse at home, the rent is only the first line. Hay, bedding, farrier, vet, dentist, insurance and the inevitable fence repair add up to a number most people underestimate by half.

For scale: a masia between Sant Pol de Mar and Canet de Mar, 529 m² built on 16,000 m² with a pool, a frontón and stables, was asking €4,100 a month in October 2026. A rural finca up in Hortsavinyà, above Pineda de Mar, was on the market at €2,500 for a seasonal let. Neither number includes a horse.

Where the land is

Not on the beach. Flat coastal Maresme is too valuable and too subdivided for paddocks, so horse places cluster inland and uphill: Òrrius, Dosrius, Arenys de Munt, Sant Cebrià de Vallalta, the back of Argentona, and just over the comarca border towards Cardedeu and Llinars. Plots tend to be 1–5 hectares, access is a dirt track that a horsebox has to survive, and the drive to a good school is twenty minutes longer than the brochure suggests.

If you would rather not keep a horse at home at all, the practical answer is livery. There is a ring of yards within half an hour of the coast: Centro Ecuestre Llavaneres in Sant Andreu de Llavaneres, Club Hípic de Santa Clara in Argentona, Hípica Rossell in Vilassar de Mar, Club Hípic Merche Martínez up in Dosrius and Club Hípic Canet de Mar. Several offer pupilaje, lessons and routes. Renting a normal house near one of them is cheaper and far less administratively exciting than renting a farm.

Questions that separate a real yard from a photo

Then put all of it in the lease: the inventory of stables and equipment, who maintains what, whether you may take in third-party horses, who holds the liability insurance, and what happens at the end if you have built a hay store or laid an arena. Improving a rented farm is the same story as improving a rented flat — article 23 of the LAU wants written consent, and without it the improvement is a gift.
