Maresme is the stretch of coast that runs north from Barcelona, and it's become one of the most sought-after places to buy on the Catalan coast. But it isn't one market — it's a string of towns that each behave differently, and buying in the wrong one for your life is an expensive mistake. Here's how we actually break it down for buyers.
Maresme splits into two rough bands. The lower coast — El Masnou, the Alella side, Teià, Premià de Mar — is the commute belt, within half an hour of the city. The upper coast — Sant Andreu de Llavaneres, Sant Vicenç de Montalt, Caldes d'Estrac, Arenys de Mar — trades a longer commute for bigger plots, more privacy and sea views.
The single biggest price driver, more than anything, is proximity to the sea and whether you can actually see it. A villa with a genuine sea view in Llavaneres or Sant Vicenç de Montalt sits at a very different price to a similar house a few streets back from the water.
Prices are moving fast, and the off-market part of this coast behaves differently to the portals, so treat any single figure with suspicion. What holds up is the shape of it: the lower coast prices by commute, the upper coast by square metres and view, and Mataró prices by value.
And remember the extras on top of any asking price. In Catalonia, transfer tax on a resale is roughly 10%, plus notary, registry and legal fees — so a €1.5 million villa means something like €160,000 to €180,000 more before you've changed a single lightbulb. New builds get VAT instead, with a smaller stamp duty.
