Teià sits about 20 kilometres up the coast from Barcelona, wedged between Alella and El Masnou, with a population of roughly 6,900. It doesn't get the attention that Sant Andreu de Llavaneres or Sant Vicenç de Montalt get, and that's a large part of why people who move there tend to stay. If you're looking at villa rentals on this stretch of coast, here is what the town genuinely offers.
Teià has no station of its own, and that surprises people. The nearest is Ocata, in neighbouring El Masnou, about two kilometres down the hill. It's on the R1 Rodalies line that runs the length of the Maresme coast, trains are frequent at peak hours, and the fastest reach the centre of Barcelona in around 25 minutes. In practice you drive or take the bus to Ocata and leave the car there.
By car you're on the C-32 motorway, which is tolled, or the free N-II and B-20. Off peak it's a 20 to 25 minute run into Barcelona. The centre is compact and old, with narrow streets climbing away from the church of Sant Martí. There are bakeries, a couple of good restaurants and the everyday shops you need. Not much else, and that's the trade-off. Teià is a place you live in quietly rather than a place you go out in.
Most of the housing is detached houses spread across the hillside, with gardens, pools and views that open up towards the sea as you climb. The village backs directly onto the Parc de la Serralada Litoral, so you can walk out of your gate and be on a marked trail within minutes. On a clear day the path along the ridge gives you the whole coastline in one frame.
One detail that local families bring up: Teià has the Parc Arqueològic Cella Vinaria, a Roman-era wine production site with reconstructed presses, on the edge of the village. It's small, it's free to walk around, and it's a good afternoon with kids who are past the age of complaining about walks.
Supply is the story. On a normal day Idealista will show you around four homes for rent in the entire municipality. That is not a typo. The average asking rent sits near €12 per square metre per month, which on a 400 square metre house is a serious monthly number.
In practice, villas in Teià come to market between roughly €4,500 and €8,000 a month. To give you something concrete, one of the detached chalets we've seen listed in the town is a 505 square metre house with a pool, garden and sea views at €8,000 a month. Below €4,000 you're mostly looking at El Masnou, Premià de Dalt or Vilassar de Mar instead. There is no large international school inside Teià itself. Hamelin-Laie International School, on the Montgat side, is about 15 minutes by car, and several of the big Barcelona international schools are reachable within half an hour outside rush hour. For younger children the local public and concertada schools cover primary well, and a lot of expat families use those for the first years before switching. The Club de Golf Vallromanes is 18 holes and sits about 15 minutes inland, with tennis and padel courts and a pool on the same site. Closer to home, the beach at Ocata in El Masnou is around ten minutes down the hill. Teià itself doesn't give you sand at the end of the street, which is worth knowing before you fall for a listing photo of the coast.
Teià works well if you want a real village, fast access to Barcelona, and hills rather than a seafront strip. It also suits people who'd rather not be in the middle of the Maresme summer circus in July and August.
It's a poor fit if you want a marina at the door, a wide choice of rentals, or a loud social scene within walking distance. In that case look at El Masnou, Vilassar de Mar or, a bit further north, Cabrils and Sant Vicenç de Montalt.
